The Opportunity
Altus Group has an immediate opening for a Senior Analyst within our Advisory business unit in Singapore. The successful candidate will support a team of 8 based in Singapore. The Senior Analyst's primary role will be to manage mandates and support the valuation (appraisal) management and review process of commercial real estate portfolios located across Asia Pacific. The Senior Analyst will be responsible for managing all aspects of the valuation management process and workflow through interaction with clients, subordinates and supervisors. Responsibilities, each quarter, include the review of valuations, and update of ARGUS, Forbury or MS-Excel valuation models for all property types, as well as assisting in the preparation of client deliverables.
Key Responsibilities
- · Conducting reviews of external third-party commercial real estate valuations across APAC.
- · Reviewing market data and applying judgment to determine the reasonableness of valuation assumptions used in deriving a Market Value opinion.
- · Analysing and reviewing ARGUS, Forbury or MS-Excel-based valuation models for accuracy and reasonableness.
- · Supervise Analysts within the team on daily workflow management, which includes reviewing the preliminary reviews with Analysts.
- · Assist the Team Director in managing the quarterly valuation review processes, which will include reviewing work completed by Analysts, and working with clients to address their comments and questions.
- · Address comments on valuations to the third-party appraisers, in collaboration with clients.
- · Advise new clients on setting up the valuation management process including the training of clients and third parties.
- · Preparing presentations on review findings and portfolio metrics.
- · Research market data for additional support of review comments to the third-party appraisers.
Position Requirements
The preferred candidate will possess the following skills and attributes:
- · A university degree in real estate, finance, or a related field is required.
- · 3+ years of commercial real estate valuation experience, with any current or prior exposure in a valuation firm (e.g. CBRE, JLL, C&W, Knight Frank, Savills) being a plus.
- · We welcome applications from newly MRICS-qualified (Valuation pathway) candidates.
- · A good understanding of IVS/RICS Valuation Standards, with valuation experience gained in regional core APAC markets a plus.
- · Good financial modelling skills to model and analyse commercial real estate assets in ARGUS Enterprise and MS-Excel. Prior knowledge of or use of ARGUS Enterprise is a plus.
- · Analytical with high attention to detail.
- · Strong communication skills both verbal and written.
- · Ability to multi-task and prioritise and coordinate tasks efficiently ensuring all deadlines are met.
- · Strong time-management skills.
- · A team player who embraces teamwork and deals effectively with colleagues and clients.

About the Department: APAC Actuarial
The APAC L&H Reserving team is based in Singapore, Sydney, Beijing, and Seoul, covering business in approximately 30 countries and 13 legal entities. We are a diverse team providing expert actuarial analysis and insights, led by the Head of L&H Reserving, APAC.
Responsibilities
KEY TASKS
Provide insights on drivers of financial performance, IFRS and SII results, experience emergence, and management recommendations.
Oversee quarterly production of L&H reserves for Group results (IFRS 17, SII), ensuring robustness.
Support annual assumption setting, reviewing experience analysis and working with team leaders.
Guide APAC L&H actuarial teams on methodology, techniques, and judgment.
Implement process improvement initiatives within APAC.
Coordinate with auditors on actuarial topics.
Assist Central teams in reviewing APAC market results.
Manage end-to-end reserving for Singapore statutory reporting, including RBC2 results and stress testing.
Collaborate with Capital Management to forecast insurance risks and manage capital.
Support statutory reporting for Korea (Seoul Branch).

Relationships
Support the Head of L&H Reserving, APAC, as the main contact for Corporate and Group Actuarial teams.

Qualifications
Experience:
Qualified or nearly qualified Actuary (FSA, FIA, or FIAA).
Extensive experience in IFRS17, Solvency II, experience analysis, or local statutory reporting in APAC; IFRS17 experience is highly desirable.
Knowledge of data analytics tools such as R, SQL, or Python is advantageous.
Proficiency in Korean language is a plus for supporting colleagues in Korea.
Ability to work efficiently in a fast-paced, team-oriented environment.

About the role:
Key responsibilities
Prepare and support the quarterly actuarial valuation of APAC L&H business under various reporting bases (US GAAP, SII, IFRS17, MAS, HK RBC, VIF, BMA)
Maintain documentation of methodologies, processes, procedures, controls and results
Set up and maintain actuarial valuation models for various lines of business with a focus on DMTM business
Monitoring and tracking of DMTM business including reconciliation of cedant accounts/data against marketing companies campaign data
Prepare the quarterly APAC valuation result review and reporting
Support continuous enhancement in processes and controls
Provide support for both internal and external audits

Key Responsibilities
- Drive innovation in actuarial processes and capital management techniques.
- Conduct various sensitivity tests including MAS Stress Test, Own Risk and Solvency Assessment (ORSA), Target Margin.
- Perform experience studies on persistency, premium holiday, partial surrender, and investment margin.
- Review of Internal Governance Process (IGP), Provision of Adverse Deviation (PAD) assumption and Homogeneous Risk Grouping (HRG) annually.
- Perform Business plan and forecasting exercise.
- Assist with internal/external audits.
- Prepare materials for Board, Assumption Committee, Risk Committee.
- Produce quarterly Analysis of Profit (AOP) report with detailed analysis.
- Conduct annual Bonus Study, Investigation and Announcement for Participating (PAR) products.
- Conduct close monitoring of the Matching Adjustment portfolio to ensure compliance with regulatory requirement including performing monthly cash flow matching test and preparing quarterly MAS reports.
- Participate in ICS and J-ESR field testing.
Requirements
Experience
- At least 4 years of experience in the actuarial field, with a focus on life valuation reporting.
- Strong understanding of the Singapore insurance regulatory environment (RBC2); experience with ICS is an advantage.
- Excellent communication and interpersonal skills, with attention to detail.
- Proficiency in Microsoft Office and actuarial modelling software (Prophet).
- Self-driven, with excellent teamwork and collaboration skills with internal and external stakeholders.
Education
- Academic: Bachelor’s degree in Actuarial Science, Mathematics or Statistics (preferred).
- Professional Certification(s): Nearly qualified or making good progress in actuarial exams with an internationally recognized actuarial body.
