The Opportunity
Altus Group has an immediate opening for a Senior Analyst within our Advisory business unit in Singapore. The successful candidate will support a team of 8 based in Singapore. The Senior Analyst's primary role will be to manage mandates and support the valuation (appraisal) management and review process of commercial real estate portfolios located across Asia Pacific. The Senior Analyst will be responsible for managing all aspects of the valuation management process and workflow through interaction with clients, subordinates and supervisors. Responsibilities, each quarter, include the review of valuations, and update of ARGUS, Forbury or MS-Excel valuation models for all property types, as well as assisting in the preparation of client deliverables.
Key Responsibilities
- · Conducting reviews of external third-party commercial real estate valuations across APAC.
- · Reviewing market data and applying judgment to determine the reasonableness of valuation assumptions used in deriving a Market Value opinion.
- · Analysing and reviewing ARGUS, Forbury or MS-Excel-based valuation models for accuracy and reasonableness.
- · Supervise Analysts within the team on daily workflow management, which includes reviewing the preliminary reviews with Analysts.
- · Assist the Team Director in managing the quarterly valuation review processes, which will include reviewing work completed by Analysts, and working with clients to address their comments and questions.
- · Address comments on valuations to the third-party appraisers, in collaboration with clients.
- · Advise new clients on setting up the valuation management process including the training of clients and third parties.
- · Preparing presentations on review findings and portfolio metrics.
- · Research market data for additional support of review comments to the third-party appraisers.
Position Requirements
The preferred candidate will possess the following skills and attributes:
- · A university degree in real estate, finance, or a related field is required.
- · 3+ years of commercial real estate valuation experience, with any current or prior exposure in a valuation firm (e.g. CBRE, JLL, C&W, Knight Frank, Savills) being a plus.
- · We welcome applications from newly MRICS-qualified (Valuation pathway) candidates.
- · A good understanding of IVS/RICS Valuation Standards, with valuation experience gained in regional core APAC markets a plus.
- · Good financial modelling skills to model and analyse commercial real estate assets in ARGUS Enterprise and MS-Excel. Prior knowledge of or use of ARGUS Enterprise is a plus.
- · Analytical with high attention to detail.
- · Strong communication skills both verbal and written.

**About the role**
The person is responsible for overseeing and managing the valuation processes for various real estate assets. This role involves conducting detailed property valuations, providing advisory services, and ensuring compliance with industry standards. **What you'll do:**
+ Participate in leadership meetings, supporting execution and delivery of strategic initiatives.
+ Lead the team members in producing deliverables in accordance with the scope of work set out and expected quality with the client in a timely manner, having regard to the company's requirements on compliance, reporting and risk.
+ Lead project pitches, client meetings, phone calls and presentations, and delegate tasks to the team with proper guidance, coaching and training.
+ Effectively manage risk identified through CBRE's Enterprise Risk Management (ERM) Program and the VAS Quality Risk Management (QRM) policies and procedures.
+ Conduct market research on various real estate sectors/projects relevant to the valuation works.

**What you'll need:**
+ Bachelor's degree in Business Administration Management, Economics, Valuation, or other such relevant courses to Valuation.
+ Qualified RICS would be an advantage
+ Excellent communication skills.
+ An understanding in delivering professional valuation services to clients in a compliant and ethical manner in accordance with the RICS and local standards.
+ Good knowledge & keep updated knowledge or trend in economics, investment, construction, and real estate.
+ Minimum 5 years of work experience in valuation and experienced in managing the team.
+ Able to demonstrate ability to deliver high quality results under the guidance of senior staff.

Job Description
Responsibilities:
- Performing independent valuation for complex financial instruments, businesses, tangible and intangible assets including derivatives and structured products (plain vanilla as well as exotics), equity and debt securities, for mergers and acquisitions, litigation support, dispute resolution, financial reporting, restructuring, and financial advisory.
- Building and analysing financial models and assessing assumptions and data which underlie the model.
- Researching and monitoring industry best practices on valuation models and techniques to ensure that the valuation practice is in line with industry best practices.
- Pitching for new work, including preparation and presentation of proposals.
- Building and maintaining client relationships before, during, and after engagements.
- Supervising, training, and mentoring associates and interns on valuation and valuation-related services.
- Working closely with Partners and staff on client management, practice development, and business development activities.
Requirements:
- Excellent academic background with a Master of Science in Financial Engineering, Quantitative Finance, Financial Mathematics, Computational Finance, or related degree. Professional qualification in accounting / FRM / CFA will be an added advantage.
- Ideally between 5+ years’ valuation experience acquired with the valuation practice within an accounting, professional services firm or a bank. Experience in building and/or validating pricing models, valuations control, would be an added advantage.
- Strong grasp of quantitative finance, including models for equity, interest rates, FX, and credit, and valuation techniques including binomial trees, monte carlo simulation, and numerical techniques.
- Expertise in implementing valuation models for financial instruments in VBA or other programming languages is essential.
- Knowledge of business valuation and intangible asset valuation, discounted cash flow models, and trading and transaction multiples would be advantageous.
- Exceptional analytical, problem solving and presentation/report writing skills, combined with a good understanding of business dynamics and commercial value drivers.
- Self-motivated and able to work independently, develop good relationships with senior management and Partners, and operate well within a team environment,
