About The Role


Are you a strong leader with a passion for project management and a knack for cultivating exceptional client relationships? CBRE is seeking a dynamic Project Management Director to spearhead our new global account and oversee a portfolio of high-profile office fit-out projects in Singapore and beyond.

We are expanding our operations due to a newly secured account, and we are looking for a Project Management Director who will lead local delivery on projects across the globe. You will work closely with our Project Management Sr. Director, our Global PMO, to ensure successful execution and alignment with strategic business objectives.

A Typical Day May Involve


  • Provide formal supervision and mentorship to team members, ensuring their professional development through training, coaching, and performance evaluations.
  • Oversee daily team activities, establish work schedules, assign tasks, and set deadlines to achieve department goals.
  • Direct all phases of project management for a diverse range of clients, from procurement and planning to execution and closeout.
  • Ensure compliance and accuracy in contract procurement, negotiation, execution, and administration.
  • Drive business growth by developing new client relationships and maintaining existing ones.
  • Manage financial performance across market, program, and client accounts.
  • Identify project risks and develop effective mitigation plans.
  • Collaborate with various stakeholders to solve complex operational and organizational challenges.
  • Continuously improve existing methods, processes, and standards within your area of expertise.

What You’ll Need:


  • Bachelor's degree preferred, with 8-12 years of relevant experience. A combination of education and experience will also be considered.
  • LEED AP, PMP, and/or CCM designations are advantageous.
  • Proven experience in staffing, training, mentoring, and performance management.
  • Strong leadership skills to achieve targets impacting multiple departments.
  • In-depth knowledge of Microsoft Office Suite.
  • Exceptional organizational skills and a proactive, inquisitive mindset.
  • Advanced mathematical skills for financial calculations.
  • Experience in design management (architecture background preferred) with a focus on high-end office fit-outs, hospitality, or F&B projects.
  • Travel Requirements:
  • Once fully engaged, expect to travel 25-50% of the time across various countries including Tokyo, Australia, China, India.

**Key Responsibilities**
+ Forecasts and communicates engineering, materials, and manufacturing requirements to suppliers. Provides input to outsourcing decisions by performing make versus buy analysis. Coordinates demand signals through MRP to minimize inventory exposure.
+ Forms Materials Core Team and coordinates product development process deliverables through matrix management of buyers, planners, and production control. Collaborates with engineering team to interpret engineering requirements.
+ Under some supervision, creates, releases and updates new project materials strategy.
+ Sourcing: Assists in supplier price and delivery negotiations; under direct supervision may negotiate contracts as necessary. Utilizes the preferred supplier selection and assessment process when selecting suppliers. Completes supplier risk assessment on critical and unique parts. Monitors supplier performance (delivery, quality, cost).
+ Materials: Coordinates activities around source selection, specification creation and price negotiation with appropriate team members.
+ Executes commercialization (transition) materials plan).
+ Manages materials change control process. Meets cost objectives and resolves quality issues. Generates and publishes Key Process Indicators . Tracks total landed costs targets.
+ Works with engineering to identify preliminary critical parts, long-lead parts and inspection requirements. Assists in developing supplier and commodity road maps to engineering. Utilizes value analysis on build-to-print components in support of Should Cost analysis.
+ Actively mediates and partners with quality and engineering teams to resolve supplier quality issues for assigned product groups. Escalate issues to Commodity Business Managers when necessary.

The PMO Analyst is responsible for the overall program and project management office duties, supporting the Program and Project managers in overall project and program definition, execution and governance. The role will also support organizational activities and drive compliance within the project framework of the corresponding IT project. Additionally, the PMO Analyst will be responsible for building networks with key stakeholders and for the overall reporting on IT programs and projects.

PRIMARY DUTIES AND RESPONSIBILITIES

Program and Project Management Office

  • Coordinate and develop program/project plans, track, collate, and highlight changes to plans at agreed regular intervals.
  • Establish regular project/program reporting in the appropriate format aligned to Olympus standards for all relevant stakeholder groups.
  • Create and maintain risk, action, issue and decision logs for the program/project, coordinate and facilitate regular updates of mitigating actions and issue resolution, track program/project actions to completion.
  • Coordinate and support facilitation of meetings and workshops including organizing meeting logistics, preparing content, documenting minutes/notes and following up on post-meeting/workshop actions
  • Maintain financial controls and systems for recording, monitoring, forecasting and budgeting of project expenditure; provide support to programs/projects as needed.
  • Track progress and performance of programs/projects against defined targets; analyze project data to identify weaknesses and resolve any time-related or budgetary snags.
  • Organize and facilitate project closure activities and complete benefits analysis at the end of the project.
  • Proactively review and ensure all project/program strategies comply with company standards, as well as federal laws and regulations when applicable.

Stakeholder Management & Collaboration

  • Collate information on project milestones, deliverables and KPIs to prepare overall program and project status reports for management review.
  • Liaise with project team members and provide suggestions, mitigating actions or solutions to risks and issues as needed.
  • Establish relationships with the key stakeholders to gain necessary insights and understand ongoing and future business developments that may impact programs and projects.
  • Develop and maintain program stakeholder map including key activities to develop and maintain key stakeholder relationships.

Program/Project Management Community

  • Actively participate in a program/project management community to share good practice and lessons learnt from a global and regional perspective as well as to hone skills and master core capabilities.
  • Provide input and support to establish good practice project guidelines and a clear project framework to be adhered to by all programs and projects; continuously update with good practices.

Technical Competencies

  • Risk management - Understand the organization's risk management approach. Also carry out basic risk management activities under supervision and support the documentation of risks, threats, vulnerabilities, and mitigation actions.
  • Program management - Support the administration required for day-to-day activities to manage the program and the gathering and collating of information.
  • Project management - Support the administration required for day-to-day activities to manage projects and the gathering and collating of information.
  • Portfolio, Program and project support - Provide administrative services to project boards, project assurance teams and quality review meetings. Assist with the compilation of portfolio, program and project management reports.
  • Requirements definition and management - Assist in the management of requirements, creation of a requirements baseline and investigation and application of authorized changes. This is achieved using standard techniques to elicit, specify, and document requirements for simple subject areas.
