JOB DESCRIPTION

Job Purpose

The key objective of this role will be to contribute to the delivery of maximizing risk-adjusted investment returns for the Keppel Education Asset Funds including parallel funds and co-investment vehicles (KEAF" or the Funds").

The successful candidate will possess superior analytical skills, commercial acumen and a high level of strategic thinking capacity. In addition, he or she is expected to have strong analytical and written (as well as verbal) presentation skills. The candidate will also work closely with other members in the KEAF team and the wider Keppel Fund Management & Investment team.

Key Responsibilities

Portfolio Management

  • Oversee portfolio financial modelling and analysis work required for regular fund reporting purposes and special situation analyses such as building financial models in support of new private fund launch, REIT, etc
  • Work with the asset management team to develop and execute portfolio strategy, business plan, and budget under the Funds' mandate; actively monitor the Funds' liquidity, control fund expenses, and maximize investor distributions and returns.
  • Involve in 3rd party private capital or fund-raising including preparation of marketing materials, addressing investor due diligence questions, negotiations, and supporting the fund documentation process.
  • Maintain and develop good relationships with existing and potential investors.
  • Maintain centralized oversight of Funds' performance including financial model for the Funds, investment performance monitoring and analysis, carry interest calculations, investors' reporting, governance and returns bench marking, etc.
  • Maintain oversight on all compliance matters related to the Funds for both internal and external requirements.
  • Participate in investment and asset management process including evaluation of the potential acquisitions and divestment opportunities by giving the portfolio perspectives.
  • Work with the asset management and investment team to implement ESG initiatives, monitor the progress of ESG initiatives together with the asset management team and oversee ESG implementation for the Funds. Oversee the submission of GRESB and explore ways to improve scores.
  • Be able to contribute to KEAF's investment and asset management strategy through understanding all the fund documentations well, have a good understanding of the education market by reading on research and market intelligence, keeping current on competitive and regulatory landscape and best practices.
  • Responsible for the new and on-going monthly / quarterly information disclosure to investor and ensure timely delivery of the same.
  • Responsible for all communication with investors including organizing meetings, calls and building good relationships with the investors. Work with client management team to organize annual investors' meeting etc.

Asset Management

  • Develop and recommend strategies to maximize performance and enhance assets under management
  • Oversee the preparation of budgets, periodic forecasts and asset plan
  • Review the actual performance of portfolio assets against budget and strategies. Implement initiatives and solutions to improve asset performance with objective to outperform underwriting
  • Oversee the progress of development and asset enhancement initiatives, ensuring adherence to budgetary constraints and AEI timelines. Implement catch up program if necessary.
  • Prepare quarterly reports and related information for investors' reporting
  • Collate data for sustainability reporting, safety performance and other green initiatives
  • Do hold sell analysis and oversee the divestment of assets with team. Work with investment team (if necessary) on the divestment
  • Support portfolio management team in information related to assets under management

JOB REQUIREMENTS

  • Masters / Degree in Real Estate / Finance / Business Administration from leading university
  • Minimum 10 years of relevant experience with real estate funds in investment or asset management role with board knowledge and extensive networks in the real estate investment sectors for the Asia Pacific region.
  • Possess sharp analytical, research, problem solving skills and communication skills.
  • Demonstrate ability to lead and negotiate transactions. Proven track record in dealing with international institutional investors will be viewed favorably.
  • A self-motivated team player who is meticulous, detailed oriented, organized and able to learn quickly, independently with strong analytical skills;
  • Proficient with financial modelling, market and industry research in infrastructure, real estate or other private equity assets;
  • A strong communicator with excellent stakeholder management skill and ability to interact well with different functions and levels.

Job Profile Summary

We have a great opportunity to join our Portfolio Management ("PM") team as an Analyst, a new function within ING Lending franchise in Singapore. This is an entry-level lending professional role within the front office. As a key member of the PM team, your responsibility will be to actively manage the lending portfolio in Asia Pacific and optimize returns through strong analytics and capital velocity. On the team, you will be exposed to and work with different colleagues from several sector-based origination team, specialized and corporate lending Transaction Management, Capital Markets & Advisory (particularly Loan Distributions), Risk and Legal whilst aligning with back office / support teams. At the same time, the PM team plays a key role in further optimizing our processes for regulatory readiness, operational effectiveness and portfolio optimization.

Job Responsibilities:

The PM team is the 'center of excellence' for the in-life management of ING's lending exposure. It covers all activities post the initial funding to the final repayment of a lending transaction. As a front office department, it will closely collaborate with sector-based origination & structuring and corporate and specialized lending transaction management colleagues and other product specialists to ensure a seamless client experience. The PM function is organized along product and sector considerations. Each portfolio manager will cover a set of portfolio clients and act as the first point of contact for the ongoing credit monitoring, analytics, internal risk and other reporting. PM supports the identification of cross-buy opportunities and is also closely involved in the delivery of ING's capital velocity targets. The team will be supported by Global Lending Support in Dublin and the ING hub in the Philippines. Together with Tribe Lending and the Capital and Liquidity Expertise Centre, it will be a key driver of improving processes, standardization, and digitalization across Lending.

The specific responsibilities of a candidate include actively managing all facets of the individual files booked in your dedicated portfolio, including but not limited to:

Periodic single transaction or portfolio credit reviews.

Processing of amendment and waiver requests, preparation and submission to Risk of credit modifications, Q&A and approval processes with Risk, follow-up on the required legal amendments to the documentation until execution.

Review of annual risk rating updates prepared by ING hubs' administrative support teams.

Diligent and proactive credit monitoring through the review of all financial covenants and operating performance (e.g. financial models, proforma adjustments, key drivers, etc.) and track compliance of covenants prepared by an administrative support team.

Identification and resolution of Early Warning Signals for a deterioration in credit quality.

Involvement with capital velocity initiatives associated with the underlying loans including primary and secondary loan (or loan portfolio) sales, credit risk insurance or participations, loan-backed securitization and significant risk transfers.

In addition, you will monitor and identify market developments and proactively manage their potential impact on your portfolio by:

Preparing and maintaining reports as requested by regulators or internal stakeholders.

Preparing quarterly Credit Risk Management ("CRM") portfolio reviews.

Maintaining various department and industry/sector databases/trackers.

Maintaining internal portfolio tracking metrics.

Responding to ad hoc internal requests on portfolio composition and exposure.

Coordinating and working with offshore portfolio support teams.

Managing lending limits and capital velocity programs.

The candidate will take active part in the various Virtual Client Teams by:

What we're looking for:Qualifications / Education:

Strategic

  • To prepare credit reviews, credit applications, waiver requests, borrower ratings which include recommendations, within due dates, in accordance to the Bank's internal guidelines and credit appetite. What the role is

You oversee and optimise the budget and investment returns for Information Technology (IT) projects.

What you will be working on

  • Track annual budgets allocated to IT projects
  • Maintain the Key Performance Indicator (KPI) library and monitor the delivery of KPIs by project teams
  • Provide regular updates and recommendations on project prioritisation to management
  • Manage the department's operational budget and expenses
    Challenge(s)
  • Tracking and analysing expenditure trends in a rapidly evolving technological landscape
  • Proposing strategic investments and divestments for long-term resource allocation

What we are looking for

  • Education in Business, Finance, Computer Science/Engineering, Information Systems, Information Resource Management, or related field
  • At least 2 years of managerial and finance-related experience is preferred
  • Prior work experience in Portfolio Management, Enterprise Strategic Planning, Performance Management, Budget Planning, or Enterprise Architecture and Governance is advantageous
  • Good interpersonal and communication skills
  • Proficiency in MS Office tools and/or other data analytics tools (e.g. Power BI, Qlik Sense)

Role Overview:

We are seeking a PMO Consultant with strong experience in Private Banking and Technology/SDLC environments to support project governance, reporting, and execution excellence within a large-scale banking transformation program. The ideal candidate will bring a mix of consulting discipline , project delivery know-how , and a solid understanding of private banking systems and processes .

Key Responsibilities:
  • Support program and project governance, including financial tracking, RAID (Risks, Assumptions, Issues, Dependencies) management, and project documentation.

  • Manage and monitor project milestones, deliverables, and reporting cadence for senior stakeholders.

  • Coordinate across business, technology, and operations teams to ensure alignment of deliverables and timelines.

  • Maintain and enhance PMO tools, dashboards, and templates to support effective project tracking.

  • Support project audits, compliance reviews, and adherence to SDLC and PMO standards.

  • Prepare executive-level presentations, reports, and metrics for management review.

  • Assist in resource planning, capacity tracking, and vendor coordination.

  • Contribute to continuous improvement of PMO processes and frameworks.

Required Skills & Experience:
  • 3–10 years of total experience, with strong exposure to PMO / Project Management / Delivery Management roles.

  • Prior experience as a Consultant or ex-Consultant in a banking or technology environment preferred.

  • Hands-on experience with Private Banking systems , processes , or regulatory programs .

  • Good understanding of SDLC (Software Development Lifecycle) and IT project delivery methodologies (Agile/Waterfall/Hybrid).

  • Strong analytical, documentation, and stakeholder management skills.

  • Excellent proficiency in MS Office (Excel, PowerPoint, Project, SharePoint).

  • Self-motivated, detail-oriented, and comfortable working in a structured environment.

  • Willingness to work onsite at Changi and align with 10:30 AM – 7:30 PM working hours.

Preferred Qualifications:
  • PMP, PRINCE2, or Agile certification (nice to have).

  • Previous experience in a global or regional Private Banking transformation project .

  • Exposure to tools such as JIRA, Confluence, Clarity PPM, or Power BI .
