Job Requirements:

As a Manager/Senior Manager, Asset Management, you will be responsible for providing strategic direction and financial analysis in the implementation of asset strategies, working in partnership with cross functional teams to maximize returns on the investment / asset.


You will be monitoring and analysis of business performance, including reviewing financial performance, leasing status, rental collection, operating expenses and planned capital expenditure through active management of asset financial models.

Overview
We are recruiting for a Real Estate Investment firm who is known to repositioning and transforming spaces to suit the needs of Today’s Real Estate world. They adopt more of a value-add strategies and will be looking to expand further.

Requirements

This is a newly created position and working very closely with an established senior management team that embrace an excellent work culture of performance. They are a multi-asset firm with real estate as one of their biggest portfolios. With their value-add strategies, you will be looking to be very hands-on in managing their asset enhancement initiatives. Their portfolio will comprise of logistics, living and healthcare.


You will be responsible for a wide scope of work including portfolio management, asset management, lease, project and development management.


This will include formulating and executing overall fund strategy, including overseeing asset allocation and asset management plans. You will oversee, prepare and manage annual asset plan / budgets and financial reports, with the assistance of the asset management and finance teams. You will recommend asset enhancement, redevelopment, divestment opportunities and managing the sale process. You will participate in any potential development/ investment transaction process.


You will be managing and work closely with the appointed property agents to ensure the assets are well-managed. You will be analysing and reviewing rental, renewal options and prepositions as well as negotiation. This will include reviewing and recommending lease terms, negotiating with prospective tenants to achieve desired rent and occupancy.


You will also be involved in Project and Development Management such as managing the budget, resources, scheduling etc. You will oversee site entitlement and due diligence effort for new construction and re-modelling projects across portfolio of real estate. You will participate in project scoping and budgeting as well as managing all aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments, and surveys.


Requirements:

We are assisting our client - a private real estate fund management business managing a portfolio of office and retail assets outside Singapore and their current AUM stands at about USD 1.5 billion. They are looking to recruit for an Associate for their asset management team to join them as they are looking to continue to grow.
You will be responsible for assisting in formulating and implementing asset strategies for asset(s) under management. You will be preparing and reviewing asset plan, and the income and expenditure budgets including budget assumptions, variance summaries and control of cashflow as required both monthly and annually. This also includes any reforecasting and the preparation of financial reports to investors on a periodic basis.
You will work with the marketing team with the development and delivery of the marketing and leasing plan including A&P programme and casual leasing income opportunities as well as participating in discussion with Property and Leasing team, and capex tracking; You will review and negotiate contracts or service agreements with external providers to achieve cost efficiency while ensuring good presentation and maintenance standards for the assets. You will be managing the contracts and monitor the provision of service to ensure compliance with contracts and service agreements.
You will be benchmarking of portfolio and asset performance including financial/operational analysis and market research, preparing monthly asset reports, quarterly investor reports, and also approval papers as and when required. In this capacity, you will also be building, developing, updating financial models for portfolio valuation and analysis. You will perform scenarios and sensitivity analysis on portfolio returns, assist in negotiation of leases and discussion with tenants and respective government bodies etc.
Requirements
You are degree qualified in Real Estate, Business, Accountancy, Engineering, Architecture and have about 2 years’ experience in asset management and dealing with international stakeholders.
You are highly numerical, resourceful and display high level of initiative.
