As a Manager/Senior Manager, Asset Management, you will be responsible for providing strategic direction and financial analysis in the implementation of asset strategies, working in partnership with cross functional teams to maximize returns on the investment / asset.

You will be monitoring and analysis of business performance, including reviewing financial performance, leasing status, rental collection, operating expenses and planned capital expenditure through active management of asset financial models.

You will implement hands on execution of asset management strategies including asset positioning, leasing and marketing, capital expenditure planning, property management and annual budgeting. This will include undertaking feasibility studies and collaborate with development management team to execute asset enhancement, re-positioning or refurbishment strategies and plans. You will review tenants’ performance and develop accompanying strategies to address non-performing tenants.

You will manage required monthly, quarterly and annual reporting workflows, cash flow management and asset valuation as and when required. This will include preparing internal and external memorandums, annual business plans, board level presentations and investor presentations etc.

You will also be supporting the investment team in evaluating real estate investment opportunities and validating underwriting assumptions where required from deal sourcing, deal screening, valuation, cash flow modelling, due diligence and completion stages. You will provide ad-hoc analysis on impact of acquisitions and asset level decisions on portfolio returns and divestment value.

Requirements

You must possess at least a degree qualified in Real Estate, Business, Finance, Accounting or equivalent with about 6-10 years of experience in real estate asset management, funds or development management.

Overview
We are recruiting for a Real Estate Investment firm who is known to repositioning and transforming spaces to suit the needs of Today’s Real Estate world. They adopt more of a value-add strategies and will be looking to expand further.
You will be playing a crucial role in supporting the growth, management and performance reporting of their real estate portfolio, with involvement in all phases of the asset lifecycle—from acquisition, re-positioning/AEI planning, leasing, marketing and branding, operator management, property management operation to exit.

You will work closely with Finance to review asset P&Ls, identify variance and proactively suggest optimization opportunities as well to assisting in revenue streams, preparation of forecasting and budgeting exercises for asset portfolio as well as carrying out portfolio asset valuations, insurances renewals, loan covenants monitoring etc.
You will also be assisting in the underwriting process for new acquisitions, particularly for rental assumptions, re-positioning planning, support in due diligence and transaction completion process relating to the property and assist in the disposition process, marketing coordination, and transaction management by working with brokers, legal teams, and other stakeholders etc.
Requirements
Degree qualified in Accounting, Real Estate, Business from a reputable education institute and have about 3-5 years of experience in investment and asset management role with a real estate PERE.
Being hands-on and proficient in financial modelling and analysis, with advanced Excel & Powerpoint skills as well as the ability to thrive in a fast-paced environment.

This is a newly created position and working very closely with an established senior management team that embrace an excellent work culture of performance. They are a multi-asset firm with real estate as one of their biggest portfolios. With their value-add strategies, you will be looking to be very hands-on in managing their asset enhancement initiatives. Their portfolio will comprise of logistics, living and healthcare.

You will be responsible for a wide scope of work including portfolio management, asset management, lease, project and development management.

This will include formulating and executing overall fund strategy, including overseeing asset allocation and asset management plans. As part of the Lease Management, you will maintain good tenant relationships and oversee in lease negotiations to ensure high occupancy rate including setting leasing strategy, re-gearing leases and negotiate surrender/re-letting opportunities. You will be responsible for driving the global leasing of properties within the portfolio, including attending to securing tenants. You will be analysing and reviewing rental, renewal options and prepositions as well as negotiation. This will include reviewing and recommending lease terms, negotiating with prospective tenants to achieve desired rent and occupancy.

You will also be involved in Project and Development Management such as managing the budget, resources, scheduling etc. You will oversee site entitlement and due diligence effort for new construction and re-modelling projects across portfolio of real estate. You will participate in project scoping and budgeting as well as managing all aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments, and surveys.

Requirements:

will lead and support the strategy for the newly created Asset Management (AM) team within the Leveraged Finance business for APAC. This AM business is focused on three key areas: 1) Managing the Credit Analysis of the existing 55+ Leveraged and Acquisition Finance borrowers across 8 Asian countries; 2) Providing a Portfolio overlay function for reporting and then proactively right sizing the existing exposures based on underlying credit performance; 3) Managing the distribution of existing Portfolio via a combination of CRI, secondary and portfolio sales.
