About the Role

We are looking for a dynamic and results-driven Leasing Manager to spearhead our leasing strategy. This role is pivotal in shaping our properties' tenancy mix to optimize rental income and drive foot traffic to our properties.

Key Responsibilities

• Drive and implement leasing strategies tailored to our individual properties
• Source, evaluate, and secure tenants that align with our properties' unique positioning and customer demographics.
• Lead end-to-end lease negotiations, including renewals and amendments, to optimize occupancy and rental income.
• Stay ahead of retail trends and competitor activity to inform tenant mix and leasing direction.
• Partner with internal teams (legal, tenancy coordination, operations, marketing) to ensure seamless tenant onboarding and fit out.
• Build and maintain strong relationships with tenants, fostering long-term collaboration and performance.
• Monitor tenant sales and recommend adjustments to the tenancy mix to enhance footfall and revenue.
• Report to Centre Manager.

Requirements

• Degree in Real Estate, Business, Hospitality, or a related discipline preferred.
• At least 5 years of experience in retail leasing.
• Strong negotiation skills and familiarity with technical leasing requirements and regulatory requirements
• Strong grasp of drafting tenancy documentation and clauses
• Well-connected within the retail industry with strong awareness of local market trends.
• Excellent interpersonal and communication skills.
• Proactive and independent with strong problem-solving skills.

Reporting to the Head of Leasing, you will be responsible for all retail leasing functions for Paragon.

Job Responsibilities:

• Support the Head of Leasing in planning and implementing leasing strategy and tenant mix
• Formulate and implement retail concepts and target prospective tenants with creative retail concepts
• Prospecting/leasing of spaces and conduct viewing of available spaces
• Monitor all current and future vacancies to ensure full occupancy of the mall
• Prepare annual rental budget and projection and monthly reporting
• Negotiate new and renewal of leases with tenants
• Account management of tenants and tenancy liaison, handling tenancy-related issues and maintain good landlord-tenant relationships
• Work with relevant departments to meet tenant's needs and drive traffic into the malls

Job Requirements:

• Degree in Real Estate Management, Business Administration, Marketing or equivalent
• Minimally 5 years of retail and commercial leasing experience
• Proven track record in retail leasing with good network of tenants and contacts
• Good understanding of the retail industry and trend
