Project Support Role

Our organization is seeking a skilled Project Support professional to collaborate with the General Manager in overseeing the entire lifecycle of real estate development projects. The ideal candidate will possess a thorough understanding of local building regulations, approval processes, and construction standards.

Key Responsibilities:

1. Contribute to project initiation, design, approvals, construction, handover, and close-out activities;
2. Maintain effective communication and coordination with government agencies, consultants, contractors, and other stakeholders;
3. Monitor site progress, quality control, and safety management tasks;
4. Ensure works comply with regulatory and company policies;
5. Perform additional duties as assigned by direct supervisor.

Requirements:

1. Bachelor's degree or above in Civil Engineering, Architecture, MEP Engineering, or Project/Construction Management;
2. Minimum 4-8 years of relevant experience with developers in real estate development or construction project management for commercial and residential building development works;
3. Strong understanding of local building laws, approval workflows, and construction standards.

We are seeking a highly experienced Senior Real Estate Development Manager to oversee the full lifecycle of real estate development projects from initiation to close-out, ensuring timely progress and compliance with local building regulations, statutory requirements, and industry standards in Singapore.

Job Responsibilities

· Deal Sourcing & Screening

· Proactively source potential acquisition and divestment opportunities

· Conduct preliminary deal evaluation, including high-level financial assessment.

· Maintain and update deal pipeline tracker and follow-up logs.

· Market Research & Intelligence

· Monitor real estate market trends, policy changes, and macroeconomic indicators with a focus on Singapore, Australia, Indonesia, and China.

· Prepare periodic market intelligence reports to support strategic planning and senior management decisions.

· Benchmark competing assets and track transaction comparable across key markets.

· Financial Analysis & Modelling

· Build and update financial models to assess project feasibility, IRR/NPV, and scenario sensitivity.

· Assist in the preparation of business cases, investment memos, and board papers.

· Support valuation reviews, including reconciling third-party reports and internal assumptions.

· Transaction Support

· Coordinate with legal, finance, asset management, and external consultants during due diligence and documentation stages.

· Help prepare presentations, executive summaries, and documentation for internal approvals.

· Assist with drafting term sheets and monitoring timelines/deliverables in transaction processes.

· Asset/Portfolio Reporting

· Support ongoing portfolio review exercises and analysis of asset performance.

· Help prepare regular reporting to management on project status, pipeline activity, and market updates.

· Administrative & Coordination Tasks

· Organise meetings, site visits, and conference calls with stakeholders.

· Maintain deal files, data rooms, and supporting documents.

· Liaise with internal departments for input and data gathering when required.

As a key member of our finance team, you will contribute to the ongoing success and growth of our Real Estate development projects. Your responsibilities will include conducting financial management, budgeting, and cost control, as well as forecasting project development costs.

Key Responsibilities:

• Establish financial management regulations and develop job responsibilities/scopes for the project company.
• Daily bookkeeping and ensure accuracy and timely filing of records.
• Complete financial statements and annual audit work.
• Manage consolidation and preparation of monthly and quarterly management reports, budgets, and forecasts, as well as cost control.
• Establish a financial analysis procedure and model, and report financial status to management regularly.

To be successful in this role, you will need:

• At least 7 years of working experience in financial management of Main-con Construction companies, Real Estate development projects in Singapore, familiar with financing, taxation, cost control, and other related to Real Estate development business.
• Familiarity with Singapore's financial policies, corporate financial regulations, and procedures, as well as proficiency in relevant financial and tax laws and regulations.
• Strong capabilities in capital management, cost control, risk control, and financial analysis.
• Good organizational, coordination, communication skills, and teamwork spirit, with a strong sense of responsibility.
• Proficiency in English and Mandarin languages, with the ability to handle queries and feedbacks from English and Mandarin speaking associates, clients, and customers.
