RESPONSIBILITIES :
· Oversee the company’s financial and management reporting functions.

A fast growing Real Estate Investment firm is now seeking for an Assistant Finance Manager to join their dynamic team, reporting to the Finance Manager.
Role Overview
You will be assigned to a portfolio of Special Purpose Vehicles (SPVs), supporting end-to-end financial reporting and compliance. This role requires strong attention to detail, a hands-on approach to financial reporting and controls, and the ability to liaise effectively with internal and external stakeholders.
Key Responsibilities include:
Financial Reporting & Period-End Close
- Perform periodic closing activities for assigned SPVs, including journal entries, bank reconciliations, and ledger updates; and
- Ensure timely and accurate financial reporting in accordance with internal deadlines and accounting standards.
Cashflow Management
- Monitor daily cash positions to ensure sufficient funds for operations; and
- Prepare cashflow forecasts and flag any funding needs or surpluses.
Tax & Statutory Compliance
- Review annual corporate tax returns for accuracy and compliance with statutory requirements; and
- Support tax agents with required financial data.
Sub-Consolidation & Group Reporting
- Perform sub-consolidation for internal and statutory reporting purposes; and
- Assist with quarterly investor reports, including variance analysis.
Audit Support & Annual Reports
- Liaise with external auditors during year-end audits, ensuring timely and complete provision of audit requirements; and

Internal Controls

Job Requirement
- Bachelor’s Degree in Accountancy, Finance, or a related discipline;
- Minimum 7-8 years of relevant experience, preferably in real estate investments;
- Sound knowledge with IFRS/SFRS and experienced in preparing annual financial statements in line with disclosure and regulatory standards;
- Tech-savvy with strong proficiency in Microsoft Office; hands-on experience or strong appreciation for tools such as Power BI, Robotic Process Automation (RPA) or other AI-driven solutions will be an advantage
- Experience with Yardi Property Management System is an added advantage but not a must
- Detail-oriented, proactive, and able to manage time-sensitive matters independently

Strategic Financial Leadership:
- Develop and implement financial strategies aligned with company goals.
- Serve as a key advisor to the Managing Director and executive team on financial planning, risk management, and cash flow management.
- Participate in strategic decision-making, including business expansion and capital investments.
Budgeting & Forecasting:
- Lead the preparation of annual budgets, and forecasts supported by good understanding of the economics of Singapore, Vietnam and Malaysia, including the growth in the region’s GDP and construction industry, foreign investments and interest rate environment.
Financial Reporting:
- Prepare management reports highlighting business performance, including risk and opportunities, financial performance comparing actual performance against prior year and budget and evaluating the cash flow position.

- Evaluate and highlight project risks and financial exposure; implement controls to monitor and mitigate them.
- Review and approve tenders, subcontractor payments, and capital expenditures.
- Evaluate financial strength of clients for their payment ability and promptness.
- Assess subcontractors’ financial strength in provision of performance bond, advance requirements and ability to undertake additional orders.
Treasury
- Manage cash flow and working capital to ensure the company meets its operational and project-based financial needs.
- Negotiate with Banks for financing facilities to support Invoice financing, BG and LC and deferred payment.
- Optimise interest by ensuring cash are placed in fixed deposits in optimal tenor and in consideration of utilisation.
- Ensure excess cash are used to reduce bank loans, shareholders loans or repatriated as dividends to parent company.
- Negotiate favourable credit terms with clients and subcontractor, suppliers and vendors.
Financial Operations
- Oversee all financial operations including managing the processes for Purchase Order, Billings, Collections, Payments, and payroll, by ensuring the operations are efficient, timely and internal controls are not compromised
- Work with vendor of financial system to improve efficiency and productivity by automating work processes.
Taxation
- Ensure timely submission of forecasts of taxable income for tax payments.
- Ensure timely filing of GST / VAT and provide all necessary supporting to tax authorities.
- Work with tax agents to comply with tax filing deadline and all applicable tax laws and ensure tax liabilities are minimized by taking advantage of available deductions, credits, and exemptions while staying within the legal framework.
- Develop efficient tax structure according to transfer pricing requirement for provision of cross border construction and project management services.
Corporate Governance
- Ensure compliance with relevant construction accounting standards, tax laws, and regulatory requirements.
- Ensure all company policies and control processes are adhered to and recommend improvements on internal controls.
- Follow up with internal control process recommended by Internal and External auditors.
Team Leadership
- Build and lead a high-performing finance team.
