We are looking for a Building Services Executive to manage the property, environmental and cleanliness for the Centre.
KEY RESPONSIBILITIES
Building operations
- To conduct routine building and landscape inspections and checks and to take appropriate action to rectify any fault, damages, etc. in timely manner.
- To supervise service and projects contractors' work and to ensure that work is done efficiently and effectively to ensure the highest standards of cleanliness and quality are always met.
- To assist in event management
- Control and monitor of building material stock for necessary repair and maintenance needs.
General building works & maintenance
- Assist to call for quotations, recommend contractors and supervise contractors work on the ground.
- To coordinate repair and improvement works with external and internal departments.
- To attend to complaints/requests from tenants/occupiers and liaise with all relevant parties concerned.
- To supervise cleaning, pest control, landscaping and other service contractors' works are carried out accordingly.
- Ensures that proper safety measures are taken by the contractors and their staff, in accordance with statutory guidelines. E.g. MOM - WSH guides and Fire Safety Regulations.
- Implements and enforces operating P&P for building services equipment and systems.
- Ensure project/upgrading works are perform according to work schedule.
- Sort quotations for any repair works or consumables items for higher management approval.
- To carry out shift duties, split shifts or when called upon to perform odd duties whenever a peer is on vacation or absent from duties and or as called upon to do so from time to time as directed by BSM (Building Services Manager)
- Assist to source for new materials and preparing ITQ to contractors or suppliers.
- To plan, monitor and execute master plan for scheduled preventive maintenance for the whole centre.
Maintenance contracts for building services
- Manages and supervises contractors in all building services systems maintenance, additions, alterations, upgrading and repairs.
- Monitor Maintenance contracts for building services and ensuring the standards are always met.
- Helps monitor the adherence of maintenance contracts and monitors the performance of contractors as per maintenance contracts.
- Obtains and renews permits, licenses, operating accounts.
- Ensure all House Rules are always adhered to by all term contractors.
Projects & Implementation
- To gather data, prepare data analysis and information for the project initiation needs.
- Assist in tender documents preparation.
- To co-ordinate with Contractors and others to execute the projects and complete within the specify timeline.
- To monitor work site and ensuring the cleanliness always in high standard without compromising the center operation.
KEY REQUIREMENTS
- Minimum a Certificate / Diploma in Building Facilities Management & Maintenance / Quantity Surveying from a recognized tertiary institution.
- At least 3 years working experience in the property facilities management and environmental maintenance.
- General building repair and maintenance knowledge and experience is a must.
- Large Landscape maintenance experience and knowledge is a must.
- General Cleaning maintenance experience and knowledge is a must.
- Knowledge & experience in pest management is highly desirable.
- Knowledge & experience in PWM (Progressive Wages Model) framework is highly desirable.
- Theatre operations or arts industry knowledge is desirable.
- Analytical capabilities, communication and teamwork skills are crucial.
- Strong supervisory skills as well as strong interpersonal skills.
- Required to perform shift duties (2 shifts)
- Perform emergency call back duty

- Coordinate with project schedule in organizing Purchase Order, arrange timely delivery of all FP & Plumbing equipment and materials
Participate in tender preparation for new projects
Requirements
- Min Diploma in Mechanical Engineering
- Min 3 years of relevant working experience in building construction industry, preferable in handling FP & Plumbing works
- Fresh graduate are welcomed to apply
- Proficient in AutoCAD and Revit
- Excellent project management skills, including the ability to manage timelines, budgets, and resources effectively

Tenant Fit-out, Additions & Alterations and AEI Works
- Review all documentations and submissions for renovations, fit-out, A&A, reinstatement, and other works to ensure compliance with building and all statutory requirements before approving tenant's application.
- Supervise tenants' fit out for compliance with requirements under the tenancy design guidelines and regulatory requirements.
- Revise and update the tenancy design guidelines periodically for alignment with new requirements and/or standards.
- Advice on change of use, reconfiguration, subdivision of tenanted units for compliance with regulatory requirements.
- Participate and contribute to Asset Enhancement Initiative and provide support to key stakeholders and Tenants for smooth delivery of works.
